Many times I come across loan officers who are either new in the industry and need to earn immediate income or who joined during the height of the refinance boom and now needs to build purchase business. Either way, this strategy Ive tested with dozens of loan officers and have had great success. In fact, its one of those ideas thats commonly known, but is uncommonly practiced meaning that its another way of getting ahead of your competitors. Captive Audience With the housing market appearing to cool off and inventory climbing in many towns across America, it prompts agents to hold open houses again. This is great news for you, because it means theyre captive. Its one thing to approach an agent at their office, when theyre on their natural turf, but when its an open house, youll discover their behavior is strikingly better. For one thing, if the traffic for the open house has been slow, theyll be happy to have someone to speak with. So the first step, which believe it or not, is the most difficult for loan officers, is to give up some personal time on a Saturday and visit several open houses. How much time? If youre efficient, meaning youve spotted the open houses in Fridays paper and planned a route, you could knock out a dozen in three hours. Your Plan If youre going to take some personal time on a Saturday to pursue agents, you definitely want to make the most of your effort. So lets review your objectives; an open house visit is your chance to: Schedule Appointments Dont miss this point Your primary objective in visiting open houses is to schedule appointments, not to share every reason in the world why they should do business with you. Youre not there to socialize longer than 20 minutes. If youre staying longer than that, youre giving up too much information. Build Your Prospect List If you visit a dozen open houses, you should gain at least 4 appointments. But what about the other 8? If you dont get an appointment, always seek permission to market your services to them in the future. Just say, If youre like most agents I meet, youre interested in ways to grow your income. Of course, very few will turn you down and now youre building a list of prospects who have granted permission for you to send them information. If you find yourself quickly accumulating a permission-based list, consider implementing a regular email or direct mail campaign so you can build familiarity, which leads to future originations. Demonstrate Your Professional Commitment Just by showing up on a weekend, youre making a statement about your willingness to service agents. Make Friends You might find open houses to be a less confrontational method to meeting agents. Some of my toughest clients, loan officers who never called on agents before, found open houses to be less intimidating and trouble-free. The idea of visiting open houses has been around since the dawn of timeok, maybe not that long, but hopefully you get the idea. It can give you a quick jump start to meeting agents, developing some familiarity and if you schedule several appointments, a real chance to interact with agents who will send you originations. If youre new in the industry or havent marketed your services to agents before, its a strategy worth trying. Youll find that its not too difficult, and agents recognize the effort youre putting forth, so theyre more empathetic to your cause. By Russ Dalbey Im not a team sports guy. So, this time of year my head isnt spinning with Super Bowl afterthoughts or dreams of missed calls and dropped passes. But I did watch the Super Bowl. And I enjoyed it. See, there is a not-so-obvious element of individual competition there that I like. In fact, its probably the part that most of us casual observers enjoy most the commercials. While Super Bowl commercials may not be the most cost effective use of a marketing budget (they have singlehandedly sunk large companies into financial ruin) they do provide good lessons for entrepreneurs like us. How? Well, its hard to squeeze a message into 30 seconds. Near impossible. Yet, as a home business owner you MUST do it. And you must do it effectively if you want to leave a lasting impression. On whom, you ask? On anyone and everyone you meet. So, I always recommend that every home-based entrepreneur come up with his or her own 30 Second Face-to-Face Commercial. Word of mouth is your most powerful source of advertising. And its free. But what better place to take a cue from than the $2.6 million sound bites on Super Bowl Sunday. In 30 seconds you dont have time for detail. Instead, you need to communicate the key messages of who you are, what benefit you provide and how your customers should feel about you. Some commercials do it Take FedExs pre-historic slant on safe, reliable delivery. Some commercials dont Remember the cat in the kitchen from last year. Good. Now, remember what they were selling? NOPE. When youre coming up with your personal commercial, consider these three points: 1) How do I describe what I do in less than five seconds? If it takes longer than that, youre confusing your customer. If you make lawns greener, tell your customer that. If you help people free themselves of debt, say that. Dont bore your customers with details. 2) What is the number one benefit my company provides over anything else? No matter what youre saying, your customer is thinking one thing: How does this benefit me? So, dont forget to tell them that. Volvos are safe. FedEx is reliable. BMW is the Ultimate Driving Machine, packed with speed and performance. What are you offering EXACTLY? If you can summarize your key benefit in one sentence, youre doing well. 3) What should your customer do NOW? This is the part most Super Bowl commercials forget. Tell you customer exactly what they should do next. Whether you want them to call you, have one of their clients call you, visit a web site or mail in a form tell them exactly how you can help. Me neither. Well, since we have that out of the way, lets talk about why shortcuts will bring you nothing but trouble. Waityou have tried shortcuts? Youve been on fad diets, crash diets, and crazy exercise all day programs to try and lose weight? Why didnt you tell me? Lol Ok, ok, ok.Ill forgive you This time. By Justin Meyer You dont always want people to know what you are suffering from, and you might want to make sure that you are able to prevent others from knowing about your condition. There are a few reasons for why you might want to do this. The first, and simplest, is that it is not anybody elses business. The second is that people might look down on you for being in therapy or having a mental illness that has been diagnosed. So how do you keep it quiet? The first way is to, if possible, schedule therapy after work by at least a half hour plus travel time. That way, if you are stuck late in work, you will be able to still make therapy. You dont need to leave at a specific time on the same day every week and make people suspicious. You want to do the same with your psychiatrist appointments. Doctors appointments, every now and again, are fine, but when you are going every month or three months, people might start to get suspicious. You might even want to try and find a therapist or psychiatrist with evening hours. If you need to take medications during the day, keep it in something small that fits in your pocket (a small envelope works well here) and go to the bathroom to take your pills. Finally, give your therapist and psychiatrist your cell phone number, but not your work number, and tell them when you are out at lunch and able to get to your phone. This way, you will not be getting calls at work where you are talking about appointments that might sound odd to a poorly-timed passer-by. Finally, check your insurance policies if they are through work, and make sure that they do not release anything to your employer. If they do, explore getting treatment outside of your insurance. By Russ Miles Her only motive has been, and is, to protect her children from physical, emotional, psychological, and spiritual damage continually inflicted upon them since her divorce, ten years ago. For the first six years thereafter, Grace had a life, custody of her minor children, and made some Left-hand-turns - as some divorcs do. Since Grace could not abide by, sanction, nor submit to the depravity that she witnessed - things she was expected to ignore - she had removed herself from an abusive situation through lawful means. The means to extract payment for divorcing him - and exercising his control over Graces life and destiny ~ those employed by her ex-husband, have been anything but lawful. By exercising his condoned power within the corrupt Washington State capital, secrete powers infrastructure (which supersedes Child Protective Services, the foster care system, and covers up their flagrant and frequent abuses), the ex-husband and those responsible have inflected irreparable damages -to not only Grace and her children but -to countless others who suffer similar unfortunate plight. We fast forward to four years ago. When it became clear to her ex-husband, the meth~addicted, state protected man, Grace was not Going to come to her senses, and come back, he turned up the heat. Multiple energies of evil were dispatched against her. Grace was given arsenic in her food over several months. Graces house was robbed, her automobiles messed with. She was kidnapped, always tailed, intentionally traumatized, never safe. On one occasion, her would be Walk in the woods assassin became frustrated, throwing the intended murder weapon, revolver onto the parking lot - next to the woods - where she was supposed to disappear. Police reports document her difficulties. She has the copies of doctored reporting records discounting the validity of her ordeal and witnesses to testify contradictory to the distorted investigating officers account thereof. Grace also has copies -and originals- of letters from state agencies to her ex-husband suggesting that he be more careful after which her 8-year-old unsupervised, son was found to be smoking marijuana with her ex-husband himself - and on another occasion - when her son was struck by a fast moving car. Included in one cryptic warning letter - on official state stationary - is the dire warning, We wouldnt want anything to happen to your son, would we? Certainly, such words are indicating anything goes for the powerful in Olympia. In her case, Grace has expanded her area of Divinely~Ordained responsibility to include all of the damaged and dead victims, often mothers of children estranged from them by powerful State law enforcement personal, battered wives that cant talk, the terrorized who cant tell. Her heart aches for each one for she understands. As Grace’s ex-husband smugly asked, So, who are you going to tell? He would sneer. “Who would ever believe you? Well, reader, I believe her. If you become involved, you will too. Grace has been unable to obtain her divorce decreed duplex, keep custody of her children, been defrauded of her good name and made to appear crazy. She is not. Only Affected by the innumerable atrocities she has faithfully endured. In her effort to maintain congeniality and have access to her children, Grace even has Forgiven those directly responsible for attempting to murder her, having her raped, and locking her up - if that is possible. Yet, she will never say, Wrong is right. Repeated attempts to secure competent legal council - in Olympia / Thurston County, Washington jurisdiction - have been unsuccessful. None of the attorneys contacted have been willing to take on the entrenched system to which they have sworn allegiance or sold out. This despite some significant sums of money and properties involved could conceivably materialize. Perhaps, their own careers of the Olympia lawyers contacted ~and personal survival issues - are at stake? On one venture to recover some court file documents - last year, in Olympia - Grace and I were greeted by a startled policeman when we exited a restaurant. Her hair color changed, yet her Spirit unmistakable, the officers first astonished words upon approach were, Are you still alive? On that trip, my own car was sabotaged, while parked in front of our motel room door. It required extensive / expensive repairs to the engine before we could leave Olympia. How could we prove it? To whom could we turn? So,who are you going to tell? What proof do we have, other than the Styrofoam lid from the joke diner - left at the door overnight - with Your Last Super! scrawled on its lid? It is like the second illuminating line, nonsense announcement that any jokester could have made: You cant Love! Yes, I believe her. I believe despite impossible odds, Grace is the best mother her fortunate children could ever have had. From long distance telephone, she has maintained almost daily contact with her six children, solving problems, when necessary even soliciting the helps of Handcuffed state agency workers to intercede with authorities on their behalves. Her ongoing, fearless efforts have affected much positive influence in their lives. In a unbridled attempt to survive by fleeing Olympia ~ in April 2003 ~ Grace arrived to help me (a disabled victim of Multiple Sclerosis and sometimes author/poet) relocate from my home I had to sell ~ and in response to her appeal to be heard, coupled with the need to secure sanctuary. Deposited with a mountain of suitcases and garment bags in my living room, Grace could hardly speak. Much of what she said sounded confused, unintelligible. Although I wrote fiction, this womans sordid story - at first listen - was way too bazaar for me. Little wonder a retired Federal agent had assured Grace, You have the most twisted Olympia file that Ive seen in this town for twenty years. As with an uncapped volcano, underlying turmoil tremors preceded her various eruptions. Once removed from emanate danger, Grace began to recover quickly. Her time clock had locked during a traumatic event. She quit believing her twelve-year-old son was yet eight-years-old. Grace could once again keep track of what day and year it now was. Without toxic stress, Grace is no longer a muddle. With the eyes of a sparrow, a heart of a lioness , she sees people clearly and perceives their motives. Not easily deceived, she cuts through the crap. While assisting me in all aspects of my disability, Grace regained her physical and mental health. Exercising uncanny wisdom, she has helped me to identify, recognize, and overcome many of my personal shortfalls. Most importantly, she has made me aware that I do have physical limitations, a realiry I was reluctant to accept. Our symbiotic, platonic relationship has evolved to one of mutual respect, appreciation of strengths, and accountability for weakness. Personally, I feel that with proper representation, Grace has at least cause to charge the State of Washington, City of Olympia, Thurston County, Child Protective Services, her ex-husband, his PHD psychologist Guardian Ad linen mother, and her collogue in collusion judge friend with criminal offenses for which she should be compensated. Although irreparable damage has already been inflicted to her children, Grace should be made able to obtain the counseling services for however long she deems necessary - to restore their belief in authority - and become contributing citizens within a sane, if now foreign to them, society. We feel that going public - with her support documentation - might afford Grace some protection in the aftermath of the resultant bombshell? Olympia cant keep victim crimes covered up forever. The long-locked, hot lid is now leaking! Can Grace ever be safe from reprisals ordered by exposed adversaries? Will she ever be able to find peace and security, be economically compensated, be empowered to resume her life - perhaps in another part of the country? We will yet see. Marriage is a Funny Thing

By Tonia Jordan Marriage is a funny thing. Most of us consider it a huge step, possibly the biggest that you will take in your lifetime (second perhaps only to having children). Often when I see people who are soon to be wed, I also see everyone around them telling them that life as they know it will end. The thing is - Marriage is what you make of it. The ceremony is purely symbolic, and it doesnt really change anything. Starting a relationship is life-altering. Marriage is simply a piece of paper that puts it into writing, and makes the relationship official. Marriage can be difficult to define because of its duality of spirituality and legality. People should be completely committed to one another before marriage, not just after. Marriage shouldnt be about losing freedom. If marriage means losing privileges, pleasures or rights, maybe the entire relationship needs to be in question. Relationships are about compromise and cooperation, not about rules and control. This isnt to say that people shouldnt take marriage seriously, but really they should take the whole relationship seriously. The general attitude toward marriage is now its time to take it seriously, when shouldnt it have been taken seriously all along? Marriage isnt forever, which is a sad reality. Just like having children, I think too many people feel like theyre supposed to get married, so thats what they do. Sometimes we can focus too much on the rituals and traditions involved in the ceremony and we forget what it symbolizes the union between people. From a personal standpoint, I dont even remember the date when I got married. It was either June or July, 1998. It was a private ceremony between God, my husband and I. I personally feel that I dont need a government or church to tell me Im married. I pledged my love to one person and its something I took (and still take) very seriously, even though others chose not to recognize it because it wasnt legal. Marriage should be something thats personal to each of us, since it is a very personal step in our lives, not just a formality to be taken for granted. People shouldnt feel pressured into marriage or relationships by society, family or friends. Overall I worry that people get married because they feel like that should be the next step, and not because they want it to be the next step. I worry that women get married so they can wear the dress and have all the attention on them, and men get married because its what their girlfriends want. And thats not funny. Here we have a man who was told to leave everything he knew–to leave the comforts of home–to leave everything that was familiar. What he was he given? He was simply given a word from God. Abraham was given a word from God and simply believed it. He stayed fixed on it. God gave him incredible promises. One of those promises was to be a great nation. Finally, when Abraham was old, the Lord told Abraham and Sarah that they would have a child, and they simply believed him. What a great thing to believe God. God’s blessing depends on our response to the word of God. In Abraham ’s case, he had a choice. He either could have stayed at home, disregarded the promise of God and never entered into the promise, or he could simply believe and obey. Think about it. He didn’t have a map, no guide except for God himself. He had to let go of everything he knew was familiar and embrace something completely foreign, which was God and His Word. You see the promise of God is what the Father wants us to go by. That’s what faith is. That’s why the thing the devil works hardest at is to get us to waver at the point of the word of God . Remember, in the garden of Eden the first thing that Satan did was try to cast doubt on the word of God. “Did God really say that you must not eat from the any tree?” You see if the devil can cause you to doubt, he has you right where he wants you. Yet, God is calling us to stay fixed in 2006. That means to keep the promise of God before us. You may have had promises made to you but you are still between the “amen” and the “there it is”. You feel that there are things that God has promised you, but you are still waiting for the manifestation of the promise. How many of us are in the same boat? Well, let’s take a cue from Abraham. Abraham had a wonderful promise for his life, but remember, the Bible says that the promise took 25 years to fulfill. He was led out of his hometown when he was 75 years old, yet it wasn’t until he was 99 years old that Sarah became pregnant. That was 25 years of believing the Word of God. The Bible says he was fully persuaded that God had the power to do what he had promised. Are you fully persuaded today? You see this is the kind of focus God is wanting us to have for this year. He wants us to be fully persuaded. It’s easy to be persuaded in church. But it is not always easy to be persuaded when you are by yourself. So how do we stay focused this year? Determine to spend every day reading and confessing God’s Word. Faith comes by hearing and hearing by the Word of God. If you will stay focused on God’s Word you will have good success. Remember what God said to Joshua, “Meditate on this book day and night and you will have great success.” Josh 1:8 Abraham had to let go of the familiar in order to receive what God wanted him to have. How about us? Many times God is trying to get us to a certain place but we have difficulty stepping out of our comfort zones. A ship wrecked off the New England coast many years ago. A young member of the coast guard rescue crew said, “We can’t go out. We’ll never get back.” The grizzled old captain replied, “We have to go out. We don’t have to come back.” This captain knew what his mission was. He was willing to step out of his comfort zone. He made up his mind. Will you make a decision right now that you are going to release the comfortable. Release the familiar in order to go where God’s voice is calling you ? God has a vision and a purpose for you. Will you stay focused on His call and promise? Fixed on your purpose Another thing that God would have us to stay fixed on, is our purpose and destiny. Something else happened on Abraham’s journey with God: Gen 18:10 Then the LORD said, “I will surely return to you about this time next year, and Sarah your wife will have a son.” Now Sarah was listening at the entrance to the tent, which was behind him. 11 Abraham and Sarah were already old and well advanced in years, and Sarah was past the age of childbearing. 12 So Sarah laughed to herself as she thought, “After I am worn out and my master is old, will I now have this pleasure?” 13 Then the LORD said to Abraham, “Why did Sarah laugh and say, ‘Will I really have a child, now that I am old?’ 14 Is anything too hard for the LORD? I will return to you at the appointed time next year and Sarah will have a son.” Abraham had stepped out on the Word. It was almost 25 years later. Now God shows us and says that even at their advanced age, that He was going to grant them a child from their own bodies. At this point Abraham was 99 years old. Sarah was also way past child bearing age, but yet here comes the promise again. The temptation came to doubt because the circumstances seemed so impossible. But we have a God of the impossible! We have a God that specializes in the impossible! Don’t let circumstances kill your dream. We see an example of purpose and destiny in the life of the Apostle Paul. He writes. Phil 3:12 Not that I have already obtained all this, or have already been made perfect, but I press on to take hold of that for which Christ Jesus took hold of me. 13 Brothers, I do not consider myself yet to have taken hold of it. But one thing I do: Forgetting what is behind and straining toward what is ahead, 14 I press on toward the goal to win the prize for which God has called me heavenward in Christ Jesus. What is the Apostle Paul saying in this passage? He is demonstrating some of this attitude. His attitude was to take hold of something—to take hold of his destiny. There is a story involving Yogi Berra, the well-known catcher for the New York Yankees, and Hank Aaron, who at that time was the chief power hitter for the Milwaukee Braves. The teams were playing in the World Series, and as usual Yogi was keeping up his ceaseless chatter, intended to pep up his teammates on the one hand, and distract the Milwaukee batters on the other. As Aaron came to the plate, Yogi tried to distract him by saying, “Henry, you’re holding the bat wrong. You’re supposed to hold it so you can read the trademark.” Aaron didn’t say anything, but when the next pitch came he hit it into the left-field bleachers. After rounding the bases and tagging up at home plate, Aaron looked at Yogi Berra and said, “I didn’t come up here to read.” Hank Aaron refused to be distracted. He kept focused on his goal. Each one of us has a calling and a destiny and God wants each of us to be faithful to the calling that He has given us. But unlike the fatalists that say that no matter what you do your destiny is fixed, the Bible presents us as having a choice in the matter. The Bible presents us as having a responsibility to take a hold of that destiny. 1 Cor 15:2 By this gospel you are saved, if you hold firmly to the word I preached to you. Otherwise, you have believed in vain. Each one of us has to hold on to the Lord. We have to reach up and take hold of what we believe. Did you know that it was possible to believe in vain? When is it in vain?: When we lose focus and let go of our destinies. But I encourage you today, be like the Apostle Paul and forget what is behind! Be like Abraham who did not waver. Make up your mind. This year you are going to stay fixed on God and his purpose for you. You are going to hold firmly to His promise. You will refuse to be distracted and you will overcome! By Stacy McDougall What kind of embroidery thread should I use? This is one of the most common questions we hear. The answer is simple, and difficult, at the same time. The first thing to decide is what fiber to use. Rayon, polyester, cotton, silk, or metallic? All have their pros and cons, but basically it comes down to personal preference. I believe in using whatever threads work for your project. If it works well in your machine, and you like the effect you get while using it, then don’t hesitate, enjoy it! Don’t let the embroidery “police” tell you what you should or should not use in your project. As odd as it sounds, embroidery machines have preferences too. So experiment, and don’t be afraid to use a particular thread just because it’s not “made for that”. Rayon Thread Rayon embroidery threads are currently the most popular threads used in embroidery machines. They perform consistently well in high-speed embroidery machines with very little breaking or fraying. Rayon is a high sheen thread, and often used as a lower cost alternative to silk threads. Most Rayon embroidery threads are available in 40wt, though 30wt can be found without effort. A wide range of colors and shades are available, including variegated colors. Though some brands can be, rayon embroidery threads are not generally colorfast. It is best to avoid using any bleaching agents, including those made for colors. Stitches sewn with rayon threads are very smooth and consistent, leading to a higher quality embroidery project. Rayon threads do deteriorate over time, so attention should be paid to how it is stored. In low humidity regions, rayon threads can be stored in the refrigerator to extend thread life for a long as possible. Polyester Thread Polyester is rapidly catching up to the popularity of Rayon threads for embroidery. It is a very strong and economical thread. Polyester embroidery threads won’t fade or shrink in the wash. The luster, or sheen, of polyester thread falls between that of cotton and rayon. Polyester threads do have some give or stretch to them. Polyester embroidery threads are available in a wide range of solid and variegated colors. Like Rayon, the most popular thread size is 40wt, but 30wt and 50wt can be easily found. Cotton Thread Cotton embroidery thread is available in a wide range of weights, and is suitable for most embroidery projects. 40wt and 50wt are the most common, but cotton threads range from 8wt to 100wt. Cotton thread does not stretch a great deal, and will break if pulled too tightly. Cotton thread will fade with the sun, and shrink in the wash, so treat it as you would cotton fabrics. Most cotton threads sold now are mercerized. This is a chemical and heat process that increases the luster of the thread. During the mercerizing process, fuzzy threads are burned off, creating a smoother surface. This smooth surface reflects light, increasing the luster of the thread. It also has the effect of increasing water absorbency, making the thread easier to dye. Long staple cotton is finer and stronger than regular cotton. Most high quality threads are made with long staple cotton, creating a softer, stronger, higher luster thread. Long staple threads tend to have fewer slubs, lumps of lint spun into the cotton threads. Silk Thread Silk is an elastic, though very strong thread, and is among the most beautiful of natural fibers. It has a high sheen, and creates a distinctive look when used in embroidery projects. Pure filament silk is the highest quality silk, as the fibers do not need to be spun; they come naturally in long strands from the silkworm. Spun silks are made of shorter fibers. They come from broken cocoons or the beginning and end of cocoons. Silk thread, and projects created with silk thread, can be gently washed in the washing machine with a mild soap. Bleaching agents should not be used as they can damage the threads. In most cases, when it comes to thread, you get what you pay for. Good embroidery thread will stand up to high-speed embroidery machines without breaking or shredding. Bargain bin threads are inexpensive, but of poor quality, and will cost you in time and frustration. Have fun, and don’t be afraid to experiment with thread.
